Manager/Supervisor
Position Summary:
The Property Manager is responsible for the full oversight and performance of a scattered-site residential portfolio consisting of approximately 90 units located primarily in Brownsville, Texas, with additional units in the Harlingen area. This role ensures efficient property operations, regulatory compliance, financial performance, and high-quality resident services across geographically dispersed locations.

This role ensures efficient property operations, regulatory compliance, financial performance, and high-quality resident services across geographically dispersed locations.
Essential Duties and Responsibilities:
- Oversee day-to-day operations of a scattered-site portfolio of approximately 90 residential units
- Manage leasing cycle including screening, eligibility, and lease execution
- Ensure compliance with Fair Housing and applicable affordable housing regulations
- Maintain audit-ready tenant files and process certifications
- Monitor financial performance, collections, and reporting
- Coordinate maintenance, vendors, and unit turns
- Handle resident relations, complaints, and lease enforcement
- Prepare reports and track KPIs
- Travel between Brownsville and Harlingen properties regularly
- Other duties as assigned.
This position does not have supervisory responsibilities.
Qualifications:
- Minimum 3 years of property management experience, strong knowledge of compliance or ability to obtain, excellent organizational and communication skills.
- Effective verbal and written communication skills with the ability to build rapport with prospects and residents
- Strong people and interpersonal skills with the ability to interact and work with diverse and multi-cultural people and cross-functional teams
- Pays very close attention to detail
- Strong organizational and time management skills with the ability to complete tasks and job duties in a timely manner
- Proficient in Microsoft Office (Word, Excel, and Outlook) with the ability to prepare reports, spreadsheets or other needed documents
Education/Experience:
- Associates degree in Property Management, Real Estate, Business, or closely related field
Specialized Skills:
- Strong math skills
- Basic accounting
- Knowledge of Texas Apartment Association (TAA) documents
- Strong working knowledge of Fair Housing standards
- Demonstrated ability to proficiently work with property management software, such as Bluemoon and Yardi Breeze
- Demonstrated ability to maintain a calm and professional demeanor during challenging situations and changing program direction and work processes and procedures
