Site Team Leader
The Site Team Leader is responsible for leading the off-site installation and completion of DreamBuild modular homes after the modules (“boxes”) leave the manufacturing site. Approximately 78% of each home is completed at the manufacturing site, and the remaining work—including setting modules, bolting, MEP connections, porches, exterior completion, interior finish, and final inspections—takes place at the customer site.
This leader ensures site readiness, coordinates closely with subcontractors and internal teams, and drives the site portion of the home toward completion within DreamBuild’s target, including transport time. The role is hands-on, requires strong technical skills, and must uphold DreamBuild’s standards for safety, quality, and customer-ready completion leading to a Certificate of Occupancy.
Key Responsibilities
1. Site Readiness & Pre-Work Coordination
Coordinate advance site surveys to ensure access, clearance, and safety.
Verify foundation, driveways, grading, and concrete work are completed by subcontractors before transport begins and per the required standards.
Confirm utilities, site drainage, and access paths meet DreamBuild requirements.
Communicate risks early to the Project Manager to prevent delays.
2. Module Transport & Set-Up (Box Installation)
Lead and supervise the site crew during the 4-day module transport and delivery window.
Direct the placement, alignment, and bolting of modules.
Ensure safe lifting, rigging, and equipment use during placement.
Verify structural tie-ins meet quality and engineering standards.
3. On-Site Construction, MEP Completion & Finishes
Oversee and participate in porch construction, siding/brick work, exterior painting, shingles, interior drywall and texture, finish carpentry, interior paint, and final MEP tie-ins.
Coordinate technician assignments based on priorities.
Ensure remaining work not completed at the farm is executed safely, correctly, and on time.
4. Quality Control & Compliance
Maintain high quality standards across all site activities.
Conduct in-process checks and verify completion to DreamBuild standards.
Identify defects or incomplete farm-stage work and communicate back to Farm Quality or Production teams.
Document site tasks, corrections, and completion status.
5. People Leadership & Team Productivity
Lead, support, and mentor a crew of 5–8 technicians.
Provide daily direction and accountability.
Maintain professionalism and coach technicians.
Support stability of the site crew while coordinating specialty MEP resources.
6. Scheduling, Planning & Coordination
Work closely with the Project Manager, Production Leaders, transport teams, and subcontractors.
Participate in planning calls and forecasting.
Provide daily progress updates and early warnings on risks.
Ensure proper coordination with subcontractors.
7. Safety Management
Enforce DreamBuild safety requirements.
Identify risks such as overhead power lines, unstable ground, or weather hazards.
Conduct site-specific safety briefings daily.
Qualifications
Required
Experience in construction, modular installation, site supervision, or related fieldwork.
Strong trade skills or ability to acquire.
Ability to read drawings, installation manuals, and site plans.
Experience directing or coordinating a crew.
Strong communication skills.
Organized, dependable, and able to manage a jobsite.
Commitment to safety, quality, and deadlines.
Preferred
Experience with modular or manufactured home installation.
Experience coordinating subcontractors.
Bilingual (English/Spanish).
Familiarity with checklists, tablets, or digital documentation.
Understanding of MEP systems.

Ability to lift 50+ lbs, climb ladders, work on uneven surfaces.
